# Changeover days and minimum stays: why AI agents can't book many UK holiday lets

> Friday or Saturday changeovers and seasonal minimum stays are normal for UK holiday lets. To an AI agent they often look like 'fully booked'. Here's why.

UK holiday lets run on rules that guests learn over years: arrive on Friday or Saturday, take a full week in August, three-night breaks allowed out of season. AI agents don't know your rules unless your website states them in a way they can read. When it doesn't, agents report "no availability" and move on.

## How a typical request goes wrong

A guest asks: "Find a dog-friendly cottage near Padstow, Wednesday to Sunday in late May, under £800."

The agent finds your cottage, opens your booking calendar and picks Wednesday. Your calendar only allows Friday and Monday arrivals in May, so Wednesday is greyed out. The agent tries Thursday: also greyed out. It concludes the cottage is booked and moves to a different listing, or the same cottage on a platform whose calendar suggests alternative dates.

Your cottage was free. The rule wasn't visible.

## The rules that cause most failures

- **Fixed changeover days** (usually Friday or Saturday).
- **Seasonal minimum stays**: seven nights in school holidays, three or four at other times.
- **Short-break rules** that differ by day of the week.
- **Gap nights** that can only be filled by a stay of an exact length.
- **Pet limits** (one dog, or small dogs only) stated in terms rather than in the booking flow.

## Why platforms win these bookings

Big platforms usually show these rules as plain messages ("This property requires a 7-night stay from 25 July") and suggest nearby dates that work. An agent can read and act on that. Many owner and small agency booking calendars just disable dates.

## What it costs

A booking lost to a platform costs the platform's commission, often 15% or more of the stay. A booking lost entirely costs the whole stay. For a holiday let with a limited season, a few lost weeks matter.

## What a clear rule looks like to an agent

Agents act on plain messages. Compare:

- A greyed-out Wednesday with no explanation.
- "Arrivals on Fridays and Mondays only from April to October. Try Friday 22 May for 3 nights or Monday 25 May for 4 nights."

The second gives the agent something to tell the guest, and a good agent will ask whether Friday works. The first gives it nothing.

## Agency calendars versus owner calendars

Letting agencies often have larger booking systems that handle changeover rules better, with alternative-date suggestions. Owners with their own sites often use simpler calendars that only show booked and free nights. If your cottage is on both, an agent may find it easier to book through the agency, even when you'd rather it came direct.

## What this means for AI recommendations

If AI checks availability and finds nothing because of changeover rules, it may tell the guest you're booked up. Clear changeover days and minimum stays on your site and listings help AI describe you correctly and keep you in the answer.

## How to check

Ask an agent to book your cottage for dates that break your rules, for example a Wednesday arrival in peak season, and see what it tells the guest. If it says "unavailable" instead of explaining the rule or suggesting your changeover days, guests' agents are being turned away. ## Questions

### Why does an AI agent say a cottage is unavailable when it has free nights?

If the guest's dates don't match the cottage's arrival day or minimum stay, many booking calendars grey them out. The agent reads that as unavailable, not as 'try Friday instead'.

### Do AI agents understand full-week bookings in summer?

They can, if the calendar or a message explains the rule, such as 'Saturday to Saturday only in July and August'. A greyed-out calendar gives them nothing to work with.
