# Do AI agents show VAT-inclusive hotel prices in the UK?

> UK consumer prices must include VAT and mandatory fees. When a booking engine shows them late, AI agents quote guests the wrong total.

They should, and usually do, but only if the hotel's booking engine shows a VAT-inclusive total early. When it doesn't, the agent reports whatever number it finds first, and the guest gets a surprise later.

## The rule for UK hotels

Prices shown to consumers in the UK must include VAT. Since 6 April 2025, the Digital Markets, Competition and Consumers Act (DMCC Act) goes further: the headline price must include all mandatory fees, taxes and charges the guest will have to pay. Optional extras can be added later; compulsory ones can't. See [the UK drip pricing ban and AI agents](https://akkrev.com/blog/uk-drip-pricing-ban-hotels-ai-agents/).

## How agents read hotel prices

An AI agent working on a booking reads the page the way a careful person would, but literally. It picks up the price next to the room, notes any text such as "inc. VAT" or "excl. taxes", and keeps going to the next step. If the price changes later, a good agent notices and reports the change. A rushed or budget-constrained agent may already have compared your first price with other hotels' totals and made its choice.

## Where UK hotels get this wrong

- **Business-style pricing.** Some booking engines, set up with corporate clients in mind, show "£120 + VAT". To an agent comparing consumer totals, that £120 is a misleading anchor.
- **Late extras.** Mandatory resort-style charges, cleaning fees on apartments, or compulsory parking that only appear at checkout.
- **Per-person versus per-room.** Packages priced "per person" next to rooms priced "per room" on the same page.
- **Local levies.** Edinburgh's visitor levy (5% on the first five nights, for stays from 24 July 2026) has to be shown correctly. See [UK tourist taxes and AI agents](https://akkrev.com/blog/uk-tourist-taxes-ai-agents/).

## Why it matters for bookings

Agents are often asked to stay under a budget. If your total looks higher than it is, you're ruled out. If it looks lower than it is, the guest finds out at payment and may abandon, or complain. Either way, unclear pricing costs direct bookings, and the cleaner OTA price wins.

## An example

A guest asks an agent for "two nights in Harrogate, under £300 total, breakfast included". The agent checks three hotels:

- Hotel A shows £135 a night, "including VAT and breakfast". Total £270. Clear.
- Hotel B shows £125 a night. At checkout, a £15 per-stay "service charge" is added and breakfast is £12.50 per person per day. Total £350.
- Hotel C shows "£112.50 + VAT". The agent works out £135 but isn't sure whether breakfast is included.

The agent books Hotel A. Hotel C may have been just as good and the same price, but the agent couldn't be sure. Hotel B looked cheapest first and turned out most expensive, which is exactly the experience the UK's drip pricing rules are meant to stop.

## Corporate and consumer prices on one site

Some hotels serve both business and leisure guests from one booking engine. Corporate clients often think in prices excluding VAT, while consumer prices must include it. If both appear on the same page, label them clearly, because an agent working for a consumer will usually take the first number it sees as the price.

## What this means for AI recommendations

AI compares prices. If your price appears without VAT or fees while a competitor's is the full total, the comparison is skewed. Clear, complete prices help you compete in AI answers.

## How to check

Ask an agent to book two nights for two adults on your own site, stop before paying, and tell you "the total price including VAT and all fees". Then compare it with your booking engine's real total. Our [free agent check](https://akkrev.com/ai-agent-booking/#free-agent-check) does this and records the step where the price changed.

## Questions

### Should UK hotel prices include VAT?

Prices shown to consumers in the UK should include VAT and any other mandatory charges. Since 6 April 2025, the DMCC Act's drip pricing rules require the headline price to include all mandatory fees and taxes.

### Why did my agent quote a lower price than I paid?

It probably read a price before VAT, a fee or an extra was added later in the booking flow, and reported that number.
