# Resort fees and AI agents: why the total price decides the booking

> Resort fees must be in the up-front total under the FTC rule. AI agents working to a budget compare totals, and hotels with late fees lose.

Resort fees haven't gone away. What changed on May 12, 2025 is that the FTC's fees rule requires them to be included in the total price shown up front. For AI agents, that's good news: they can compare real totals. For resorts and hotels whose booking engines still add the fee at the end, it's a problem in two directions.

## How agents handle resort fees

Agents asked to "find a beach resort in Florida under $900 for three nights" compare totals. They read:

1. The price shown with the room.
2. Any text saying what's included.
3. The breakdown at checkout, if they get that far.

If the resort fee appears only at step 3, the agent's comparison at step 1 was wrong. A careful agent backtracks and chooses a competitor whose total was clear. A less careful one reports the wrong total to the guest.

## Why OTAs can look cheaper

OTAs have adapted to the rule with standard total-price displays. An agent comparing your direct site with an OTA listing for the same resort may see a clearer, fee-inclusive total on the OTA and conclude it's the safer booking, even if your direct price is the same or lower.

## What "included" means to an agent

Resort fees usually cover things like Wi-Fi, pool towels, fitness center access or a daily credit. Agents can use that information, for example to tell a guest that parking is extra, but only if it's written next to the total, not in a separate FAQ.

## An example

A guest asks an agent for "three nights at a beach resort in Florida, under $1,000 including fees, taxes extra is fine".

- **Resort A** shows $289 a night on the room page and adds a $40 daily resort fee at checkout. The real pre-tax total is $987.
- **Resort B** shows "$315 per night including resort fee" from the first results page. Total $945.

On first read, Resort A looks cheaper: $867. A careless agent books it, and the guest sees $987 plus tax at payment, still under budget but not what they were told. A careful agent finds the fee, recalculates, and may prefer Resort B for its clarity. Either way, Resort A's headline price created doubt that Resort B didn't.

## What resort fees usually cover, and why agents care

Resort fees often bundle Wi-Fi, parking, beach chairs, fitness access or a daily food and beverage credit. Those inclusions are useful to the agent: a guest who'd otherwise pay $30 a night for parking might find a resort with parking in the fee better value. Agents can only use that if the inclusions are listed next to the total.

## Direct versus OTA totals

Since the rule took effect, many OTAs display fee-inclusive totals consistently. If a resort's own site is less clear, agents may trust the OTA's number, and book there.

## What this means for AI recommendations

Mandatory fees change the total AI quotes. Hotels whose totals are clear get fairer comparisons in AI answers.

## How to check

Ask an agent: "Book three nights at [your resort] on its own website. Stop before paying. Tell me the total including the resort fee, and taxes separately." Compare with your real numbers. ## Questions

### Are resort fees still allowed in the US?

Yes, but under the FTC fees rule they must be included in the total price shown up front, and the total must be displayed more prominently than other pricing information.

### How do AI agents handle resort fees?

They compare totals. If the resort fee appears only at checkout, the agent may quote the wrong total or choose a competitor with a clearer one.
