# Vacation rental agreements and AI agents (US)

> Many US rentals ask guests to sign a rental agreement before arrival. Agents can book the stay, but the agreement step can stall the whole booking.

Booking a US vacation rental direct often involves more than a reservation. Many property managers and owners send a rental agreement to sign, sometimes before payment, sometimes after. It sets out house rules, occupancy limits, damage terms and cancellation. It protects the host. It's also a step where an AI agent's job may end.

## Where the agreement fits

There are two common patterns:

**Agreement after booking.** The guest books and pays a deposit. The agreement follows by email for e-signature. An agent can complete the booking and tell the guest to watch for the agreement.

**Agreement before payment.** The guest must read and accept, sometimes sign, before the booking completes. An agent may stop here, because it's being asked to accept legal terms for someone else.

Many agents are designed to hand back to the user for steps like signing, accepting terms and paying. That's sensible, and it's a reason to make the earlier steps as smooth as possible.

## What agents need before the agreement

Agents compare rentals on facts that are often only in the agreement:

- Maximum occupancy, and whether children count.
- Pets allowed or not, and fees.
- Parking spaces and vehicle limits.
- Quiet hours and event rules.
- Minimum age of the lead guest.

- Cancellation terms.

If these only appear in a PDF after booking, an agent can't warn a guest that their party of 12 is too big, or that their dog isn't welcome.

## Fees in the total

Rental agreements often mention cleaning fees, pet fees and damage waivers. FTC rules require mandatory fees to be in the total price shown for short-term lodging. ## ID checks

## Platforms versus direct

On large platforms, house rules are shown in a standard format and acceptance is part of checkout. That's easy for agents. A direct booking site with an agreement step may be harder, which can push agents toward the platform, with its fees.
