# AI SEO and agent bookings for independent US resorts

> Independent resorts face two agent problems: resort fees under the FTC rule and complex packages. Here's how AI agents handle them and how to check your resort.

Independent resorts sell more than a room: activities, dining, spa, golf, often packaged together. They also often charge a daily resort fee. Both create problems when a guest's AI agent tries to book.

## Resort fees and agents

The FTC's fees rule, in effect since May 12, 2025, requires hotels to include mandatory fees, such as resort fees, in the total price shown up front, and to show that total more prominently than other prices. Agents asked to stay within a budget compare totals. A resort that still adds its fee late will either be mis-quoted by the agent or ruled out against a competitor with a clear total. ## Packages and add-ons

"Book us two nights with the spa package" is a natural request. If packages sit on separate offer pages with their own booking links and terms, an agent may book the room-only rate or fail to find the package at all.

## Other common problems

- Minimum stays on holiday weekends and peak weeks.
- Room categories with names but no clear differences in text.
- Activity reservations in a separate system.
- Strong bot protection on resort booking engines.

## Getting recommended by AI

Resort prompts compare amenities and total cost, including resort fees. AI names resorts that are well covered in travel guides and whose fees and inclusions are clear. A complete picture makes AI more confident recommending you.

## How to check

Ask an agent to book a two-night package at your resort on your own website, stopping before payment, and to report the full total including the resort fee and taxes. If the total or package is wrong, guests' agents get it wrong too. Our [free agent check](https://akkrev.com/ai-agent-booking/#free-agent-check) records exactly what happened.
