# AI SEO and agent bookings for US vacation rentals

Vacation rental managers have spent years building direct booking sites to cut their dependence on Airbnb and Vrbo. AI agents are a new test of those sites: when a guest says "book a three-bedroom near the beach in Destin for the week of July 4th", the agent books wherever the booking is clearest.

## What decides where an agent books

**The total price.** Under the FTC fees rule, effective May 12, 2025, short-term rentals must show the total price, including mandatory fees such as cleaning fees, up front. Taxes can be shown separately but must be disclosed before payment. A direct site that adds fees late will quote a different total from the one the agent expects. **Minimum stays and arrival days.** Saturday-to-Saturday weeks in peak season, three-night minimums at other times. If these appear only as errors, agents may conclude the property is unavailable.

**Property details in text.** Bedrooms, bed configuration, bathrooms, pool, hot tub, pet policy, parking. Agents match requests against text, not photos.

**Booking platform.** Direct booking sites usually run on rental software such as Lodgify, Hostaway, Guesty or OwnerRez. How agent-friendly these are varies, which the [Agent Booking Index](https://akkrev.com/agent-booking-index/) is measuring.

**Security deposits and rental agreements.** Steps that need e-signatures or ID uploads can stop an agent before payment.

## Getting recommended by AI

Rental prompts are often answered with listings from big platforms. Owners and managers with their own site can still be named when their facts are clear and consistent, and when local guides and reviews mention them.
