Can AI agents book your holiday let, lodge or guesthouse?
Updated
Guests now ask AI assistants for things like "dog-friendly cottage in the Lake District with a hot tub, Friday to Monday" or "cabin near Asheville that sleeps six", and AI agents are starting to book the answer for them. That works well on the big booking platforms. On a small owner's own website it often doesn't. This guide explains how AI chooses and books short stays, why independent places get skipped, and how to find out where you stand.
Who this is for
Any short-stay business that takes bookings itself, alongside or instead of the big platforms:
- Holiday lets, vacation rentals, cottages and short-term rentals
- Lodges, cabins, chalets and log cabins
- Glamping sites, shepherd's huts, yurts and treehouses
- Guesthouses, inns, B&Bs and restaurants with rooms
- Hostels, bunkhouses, campsites and holiday parks
- Serviced apartments and aparthotels
How AI assistants choose a short stay
ChatGPT, Gemini, Copilot and Perplexity search the web, read what they find and summarise it into a short list. They favour places whose facts are clear, consistent and easy to quote: where it is, how many it sleeps, whether dogs are allowed, parking, hot tub, minimum stay, price from.
Your own website counts, but so does what others say about you. In a BrightLocal study of local searches in ChatGPT, business websites made up 58% of the sources cited, mentions on other sites 27% and directories 15%. If your own site is thin, AI fills the gaps from platform listings and old reviews, and links guests there.
How AI agents book, and where they stop
An agent goes one step further: it checks availability for the guest's dates, picks the property, books and asks the guest to approve the payment. It books wherever it can finish the job. The big platforms are built for that. Many independent short-stay websites aren't, and the agent stops at one of these:
- Availability and prices only inside a calendar widget the agent can't operate
- "Email us to check availability" or enquiry-only booking, with no way to get an answer straight away
- Rules the agent can't see in time: minimum stays, Friday or Monday changeovers, a different price for the hot tub or the dog
- Deposits by bank transfer, or a booking that isn't confirmed until you reply
- Prices, terms or house rules only in a PDF or an image
- Bot protection or a cookie wall that blocks the agent before it sees anything
What it costs you
When the agent can't book on your own site, one of two things happens: it books you through a platform that takes commission, or it books somewhere else. Guests who would have come to you direct never see your website at all. For a small property, a handful of those a month is real money.
Check where you stand in five minutes
You can see the problem yourself:
- Ask ChatGPT or Gemini what a guest would ask, such as "cosy lodge near [your area] that takes dogs". Are you recommended? Are the details right? Where does the link go?
- Ask an AI agent to check availability on your own website for real dates next month, and watch where it stops.

Questions
Can ChatGPT book a holiday cottage or lodge?
ChatGPT and other AI agents can research and book on websites for people, with the person approving the payment. Whether they can book your cottage or lodge depends on your website: many independent sites hide availability in widgets or ask guests to email, and the agent gives up.
Do AI agents only book on Airbnb and Booking.com?
No. Agents book wherever they can complete the booking. The big platforms are built for it, so agents often end up there. If your own website lets an agent check dates and book, it can book you direct, with no commission.
My bookings are enquiry-only. Can AI agents still book me?
Not well. An agent needs an answer for the guest's dates there and then. Enquiry-only booking usually means the agent moves on to a place it can book. There are ways to keep control of who stays while still giving agents a clear answer.
Is my property too small for this?
No. Small properties have the most to gain, because every booking that goes direct instead of through a platform saves commission, and guests who ask AI for something specific are often looking exactly for independent places.
My AI agent couldn't book a holiday let. What can I do?
Ask the agent for the direct link to finish yourself, or the owner's phone number or email. Then report the website at akkrev.com/report/ so the owner finds out and can fix it.
