Weekly and monthly rates: why AI agents misprice extended stays
USUpdated By Akkrev
Extended-stay guests ask agents for weekly or monthly prices. If discounts appear only by phone or at checkout, agents book elsewhere.
Extended-stay guests, such as traveling nurses, project crews and relocating families, think in weeks and months. When they ask an agent to “find a studio with a kitchen near downtown Denver for five weeks under $3,500”, the agent needs your real long-stay price. Many independent properties don’t show it online.
How long-stay pricing hides from agents
- Nightly rate shown, weekly discount applied at checkout. The agent compares the nightly rate times 35 and rules you out.
- “Call for weekly and monthly rates.” The agent can’t call.
- Stay length caps. Many booking engines cap online stays at 28 or 30 nights.
- Tax exemptions not reflected. In many states, lodging tax stops after a set number of consecutive nights. If your online total doesn’t show that, it overstates the price.
What competitors do
Extended-stay chains and platforms with monthly stay options show long-stay prices as soon as dates are entered. Agents comparing totals choose them.
Other long-stay details agents need
- Kitchen facilities in text (full kitchen, kitchenette, stovetop, dishwasher).
- Housekeeping frequency.
- Laundry on site or in unit.
- Pet policies and fees for long stays.
- Mail and package handling.
Who books long stays through agents
- Traveling nurses and healthcare staff on 8 to 13-week contracts.
- Project workers on construction, energy and film projects.
- Relocating families between homes or waiting for a closing.
- Insurance placements after a fire or flood.
Many of these stays are arranged by employers, agencies or insurers, which increasingly use AI tools to shortlist and book. They compare totals for the full stay, not nightly rates.
The 30-night line
In many states, a stay of more than 30 consecutive nights changes the tax treatment, and sometimes the legal relationship with the guest. Many booking engines cap online stays below that line, and many properties prefer to handle longer stays by contract. That’s reasonable, but an agent searching for a 45-night stay online gets “unavailable” and moves on. If long stays are welcome, saying so clearly, with how to book and a guide price, keeps the agent from ruling you out.
Kitchens and laundry
For a long-stay guest, “kitchenette” and “full kitchen” are very different. Agents match words: if a guest asks for an oven and dishwasher, an agent needs those listed per room type, not only shown in photos.
What this means for AI recommendations
Long-stay guests ask AI for weekly or monthly rates. If your long-stay pricing isn’t stated, AI may assume nightly rates and recommend someone cheaper.
How to check
Ask an agent to book a 21-night and a 45-night stay at your property on your own website, stopping before payment, and report the totals. Compare with what you’d actually charge. Our free agent check runs this. See also AI agent bookings for US extended-stay hotels.
Questions
Why do AI agents quote extended-stay hotels at nightly rates?
Because many sites show nightly rates online and apply weekly or monthly discounts only at checkout or by phone. The agent multiplies the nightly rate and may rule the property out.
Can an AI agent book a stay longer than 30 nights?
Only if the booking engine allows it online. Many cap online stays at 28 or 30 nights and send longer stays to 'contact us', which agents can't complete.
Do AI agents understand housekeeping frequency?
Yes, if it's stated per room type, for example 'weekly housekeeping, linen change every 7 days'. Long-stay guests often ask agents to check it.
How should extended-stay hotels show monthly rates to agents?
Agents can only use rates they can see before booking. A monthly price shown when the dates are entered is far more useful to an agent than one given by phone.
