How AI agents book US bed and breakfasts, and why minimum stays, deposits, age policies and small booking engines often push them to a different property.
American B&Bs, from New England farmhouses to Victorian homes in Cape May, get recommended by AI for their character. But B&B booking is full of rules that people read and agents miss.
What makes US B&Bs hard for agents
Minimum stays. Two-night weekend minimums, three nights on holiday weekends, longer in peak foliage or festival season. If the booking engine only reveals this as an error after dates are chosen, the agent may decide the B&B is unavailable.
Deposits and cancellation windows. Many B&Bs take a deposit at booking and have strict cancellation windows (14 or 30 days). Agents asked for “refundable” stays need these terms in text before payment.
Age policies. “Not suitable for children under 12” or “adults only” policies matter for family requests. If they’re only in a separate policies page, the agent may not find them before booking.
Small booking engines. Many US B&Bs use innkeeper-focused systems such as ResNexus, ThinkReservations or WebRezPro. These vary widely in how well agents can operate them, which is what the Agent Booking Index is measuring.
Phone and email bookings for special rooms or packages.
Why it matters
B&Bs typically have only a handful of rooms. Losing even a few direct bookings a month to an OTA, at 15 to 25% commission, is a real share of profit.
Getting recommended by AI
Americans ask AI for B&Bs by town and occasion: “romantic B&B in Cape May”, “B&B near Asheville with a big breakfast”. AI names inns that are described clearly for those occasions in reviews, travel guides and on their own site. Innkeepers who describe their rooms, breakfast and nearby sights in plain words give AI something specific to recommend.
