Can AI agents book vacation rentals? Cleaning fees, the FTC rule and direct sites
USUpdated By Akkrev
AI agents can book vacation rentals on Airbnb, Vrbo or a manager's own site. Cleaning fees, minimum stays and rental agreements decide which one they choose.
Yes. Agents can search and book vacation rentals on the big platforms and on property managers’ own direct booking sites. Which one they choose for the same property usually comes down to which site shows a clear, complete total and lets them get to payment without surprises.
The cleaning fee question
Under the FTC’s fees rule, effective May 12, 2025, short-term rentals must show the total price, including mandatory fees such as cleaning fees, up front and more prominently than other prices. Taxes can be shown separately, but must be disclosed before payment.
For agents, that should make comparison easy. In practice, many direct booking sites still show a nightly rate first and add cleaning, pet and booking fees in the quote step. An agent comparing that nightly rate with a platform’s all-in total may misjudge the direct site, in either direction.
Other things that stop agents on rental sites
- Minimum stays and arrival days, especially Saturday-to-Saturday weeks in peak season.
- Rental agreements that must be signed electronically before the booking is confirmed.
- ID verification and security deposits with steps an agent can’t complete for the guest.
- Property details in photos rather than text: bed configuration, hot tub, pool heating, stairs.
- Search across many properties with filters an agent can’t operate.
Why it matters
Platforms charge guests service fees and hosts commission. Every agent booking that goes to the platform instead of the manager’s site costs one or both. For managers who’ve invested in direct booking, agents are a new reason to make that site the easiest place to book.
An example
A family asks an agent for “a three-bedroom near the beach in Destin, July 4th week, under $4,000 total including fees, taxes separate”. The same property is on the manager’s direct site and on two platforms:
- Platform listing: $3,780 total including the cleaning fee and the platform’s guest service fee, taxes shown separately.
- Manager’s direct site: $485 a night shown first. The cleaning fee ($275) and a booking fee ($99) appear after the guest’s details. Real total: $3,769.
The direct site was cheaper. But at the first step it showed $3,395, and at the last, $3,769. The agent, comparing at the first step, might choose the direct site and then report a wrong total, or notice the jump and decide the platform is more trustworthy.
Minimum stays and arrival days
Peak weeks often run Saturday to Saturday. If the guest asks for Sunday to Sunday, the agent needs a message explaining the rule, not a greyed-out calendar.
Rental agreements and verification
Managers often need a signed rental agreement, ID verification or a damage deposit. If those steps come before payment, the agent may be unable to continue. If they come after, the agent can complete the booking and tell the guest what’s next. The order matters.
What this means for AI recommendations
When AI compares rentals, total price matters. If your cleaning fee appears late, AI may quote a lower price for a competitor and recommend them. Clear totals help you compete in the answer, not just at checkout.
How to check
Ask an agent: “Book [property name] for [week] on the property manager’s own website. Stop before paying. Tell me the total including all fees, and taxes separately.” Compare with the platform’s total for the same dates. Our free agent check runs this. See also AI agent bookings for US vacation rentals.
Questions
Do vacation rentals have to include cleaning fees in the price?
Under the FTC fees rule, mandatory fees such as cleaning fees must be included in the total price shown up front. Taxes can be shown separately but must be disclosed before payment.
Can AI agents sign vacation rental agreements?
Generally not on the guest's behalf. If a rental agreement must be signed before payment, the agent may not be able to finish the booking.
