AI SEO and agent bookings for independent hotels in Edinburgh

Edinburgh's 5% visitor levy, Scotland's short-let licensing and festival demand: what an AI agent has to get right to book an Edinburgh hotel direct.
Edinburgh has a lot of small independent places to stay: guest houses in Newington and Leith, boutique hotels in the New Town, apartments in the Old Town. It’s also the first UK city with a city-wide visitor levy, which makes the price an agent quotes harder to get right.
Local rules an agent runs into
The visitor levy. Since 24 July 2026, stays in the City of Edinburgh Council area carry a levy of 5% of the accommodation cost, capped at five consecutive nights. It applies to hotels, guest houses, B&Bs, hostels, self-catering, short-term lets and paid campsite pitches. Bookings made from 1 October 2025 for stays after the start date are covered too.
Short-let licensing. Every short-term let in Scotland needs a council licence. Existing hosts had to apply by 1 October 2023. Licensed apartments and guest houses compete directly with hotels for the same agent searches.
Total price law. UK law has required mandatory charges to be in the headline price since April 2025. A levy added only at the last booking step is exactly the kind of late charge the rules target.
What this means when an agent books in Edinburgh
- The five-night cap trips up estimates. An agent can’t reliably calculate the levy itself for longer stays. It needs the hotel’s own total.
- August is different. During the festivals many properties set minimum stays and stricter cancellation terms. An agent that can’t read them may pick dates that won’t book.
- Two totals for one room. If an OTA includes the levy in its total and the hotel’s own site shows a room-only price, the agent sees two different totals for the same room and may trust the OTA’s.
Getting recommended by AI
Edinburgh questions are dominated by the Festival, Hogmanay and the Old Town versus New Town choice. AI names hotels whose neighbourhood, walking times and seasonal prices are clear, and that appear in guides like The List and VisitScotland’s pages. During August, being clearly described matters even more, because AI answers get shorter as demand rises.
How to check
Ask an agent to book a five-night and a seven-night stay at your property on your own website, one in August and one in October, stopping before payment. Check whether the total it reports includes the levy, applied to five nights only. Our free agent check runs this for you.

Questions
How much is Edinburgh's visitor levy?
5% of the cost of overnight accommodation, for up to five consecutive nights, on stays from 24 July 2026. It covers hotels, guest houses, B&Bs, hostels, self-catering and short-term lets in the City of Edinburgh Council area.
Does the levy apply to a seven-night stay?
Only to the first five consecutive nights. An agent that applies 5% to the whole stay quotes too much; one that ignores the levy quotes too little. The hotel's own booking engine has the exact figure.
Do Edinburgh short lets need a licence?
Yes. All short-term lets in Scotland need a licence from their council under the Civic Government (Scotland) Act 1982 licensing scheme. Hosts operating before October 2023 had to apply by 1 October 2023.
