AI SEO and agent bookings for independent hotels in Miami
USUpdated By Akkrev
Miami-Dade bed taxes, Miami Beach's own resort tax, resort fees and the FTC fee rule: what an AI agent needs to book a Miami hotel direct.
Miami is a leisure market with a lot of independent and boutique stock: Art Deco hotels in South Beach, small hotels in Coconut Grove and Little Havana, and design hotels in Wynwood and Brickell. Guests ask AI assistants for “a boutique hotel in South Beach with a pool, under $400 a night all in” or “somewhere walkable to Wynwood for Art Basel”. Prices change a lot with the season and events.
Local rules an agent runs into
County bed taxes. On top of Florida sales tax, Miami-Dade County charges local bed taxes totalling 6%: tourist development taxes and a convention development tax.
Different rules in Miami Beach. Miami Beach, Bal Harbour and Surfside levy their own municipal resort tax in place of part of the county tax. Two hotels a few miles apart, both described as “Miami”, can carry different tax totals.
Resort fees and the FTC rule. Some Miami and Miami Beach hotels add a daily resort or amenity fee. Since May 2025, the FTC fee rule requires mandatory fees to be in the total shown up front. Taxes can be separate but must be disclosed before payment.
What this means when an agent books in Miami
- Address precision affects price. An agent that estimates taxes from “Miami” rather than the hotel’s actual municipality can quote the wrong total.
- Resort fees are a trust test. If the first price an agent sees leaves out a mandatory daily fee, the agent may treat the hotel’s total as unreliable and book through an OTA.
- Event weeks. Art Basel in December, Miami Music Week in March and the Formula 1 race weekend often bring minimum stays and higher deposits. An agent needs to read them before it picks dates.
Getting recommended by AI
Miami questions split by area: South Beach, Brickell, Wynwood, Coconut Grove. AI names hotels that are clearly placed and described for the trip, such as beach, nightlife or business, with fees and parking costs stated. Clear totals matter in a city with resort fees.
How to check
Ask an agent to book two nights at your hotel on your own website, stopping before payment, and to report the total including every tax and fee, by name. Check that the resort fee and the right local tax appear. Our free agent check runs this for you.

Questions
What taxes apply to a Miami hotel room?
Florida sales tax plus Miami-Dade County's local bed taxes, which total 6% (tourist development and convention development taxes). Miami Beach, Bal Harbour and Surfside levy their own municipal resort tax in place of part of the county tax, so totals differ by city.
Do resort fees have to be in the price an agent sees?
Yes. Under the FTC fee rule, since 12 May 2025, mandatory fees such as resort fees must be in the total price shown up front. Taxes can be shown separately but must be disclosed before payment.
Why do agents get Miami totals wrong?
Because the tax depends on the exact municipality and some hotels add a daily resort fee. An agent estimating from a 'Miami' address can be several percent off.
