AI SEO and agent bookings for independent hotels in New York City

USUpdated By Akkrev

NYC's stack of hotel taxes and per-room fees, Local Law 18 on short-term rentals, and the FTC fee rule: what an AI agent needs to book an NYC hotel direct.

New York hotel prices are some of the hardest for an agent to total correctly. Guests ask AI assistants for “a quiet room near Times Square under $350 a night all in” or “something in Williamsburg for a long weekend”. The agent has to read a nightly rate, several taxes, per-room charges and often a hotel facility fee, then compare the result across dozens of hotels.

Local rules an agent runs into

Stacked taxes and fees. An NYC hotel stay carries state sales tax, the NYC hotel room occupancy tax, a NYC per-room charge of up to $2 a night depending on the rate, and a New York State hotel unit fee of $1.50 per unit per day. No agent can reliably calculate that without the hotel’s own figures.

The FTC fee rule. Since 12 May 2025, US hotels must include mandatory fees, such as facility or amenity fees, in the total price shown up front. Taxes can be shown separately, but must be disclosed before payment.

Local Law 18. Since September 2023, short-term rental hosts in NYC must register with the city. Renting a whole apartment for under 30 days is not allowed, the host must live in the home, and no more than two guests can stay. Platforms must check registration before taking a booking. Fewer short lets compete with hotels as a result.

What this means when an agent books in New York

  • “All in” budgets. Guests who know NYC taxes are high often ask for an all-in limit. A site that shows the room rate first and taxes at the end leaves the agent guessing.
  • Facility fees are a trust test. If a mandatory fee is missing from the first price an agent sees, the agent may treat the hotel’s total as unreliable and book elsewhere.
  • Short stays. With short lets restricted, more short stays are left to hotels. Whether they’re booked direct or through an OTA depends on the booking flow.

AI answers New York questions by neighbourhood and budget. Hotels that state their neighbourhood, nearby subway lines and total price including fees are easiest for AI to recommend. Coverage in guides like Time Out New York and The Infatuation helps AI trust you.

How to check

Ask ChatGPT agent to book a king room at your hotel on your own website for two nights next month, stopping before payment, and to report the total including all taxes and fees. Compare it with your real total and with Expedia’s for the same dates. Our free agent check runs this for you.

Questions

Which taxes does an NYC hotel stay carry?

State sales tax, the NYC hotel room occupancy tax, a NYC per-room charge of up to $2 a night depending on the rate, and a $1.50 per unit per day New York State hotel unit fee. The exact total depends on the room rate, which is why agents need the hotel's own figure.

Can AI agents book Airbnb-style apartments in New York instead?

Far fewer than before. Since September 2023, Local Law 18 requires short-term rental hosts to register, limits stays under 30 days to homes where the host lives, and caps guests at two. Booking platforms must check registration before taking bookings.

Do NYC hotels have to show taxes in the price?

Under the FTC fee rule, in force since 12 May 2025, mandatory fees must be in the total price shown up front. Taxes can be shown separately but must be disclosed before the guest pays.
