AI SEO and agent bookings for independent hotels in Washington, DC

DC's 15.95% hotel sales tax, per diem business travel and the FTC fee rule: what an AI agent needs to book a Washington, DC hotel direct.
A lot of Washington’s hotel demand is business travel: government meetings, conferences and school trips, alongside tourists visiting the Mall and the Smithsonian. Many of these trips are booked to a budget or a travel policy. Guests ask for “a hotel walkable to Capitol Hill within per diem” or “near Union Station for two nights”.
Local rules an agent runs into
A 15.95% hotel tax. Since 1 April 2023, the District’s sales and use tax on transient accommodations has been 15.95%, set to apply until 30 March 2027. On a $280 night that’s about $45.
Policy-driven bookings. Government and many corporate travellers book within a nightly lodging limit. An agent working for them has to compare the hotel’s rate with that limit and know what’s included, before it can commit.
The FTC fee rule. Since May 2025, mandatory fees must be in the total shown up front. Taxes can be shown separately but must be disclosed before payment.
What this means when an agent books in DC
- Rate clarity decides policy bookings. If the agent can’t tell whether a rate is room-only or includes a daily fee, it can’t confirm the booking fits the traveller’s limit and may pick a hotel where it can.
- Weekday and weekend prices can differ a lot. Agents comparing a Tuesday and a Saturday need the booking engine to show both clearly, not a “from” price.
- Neighbourhood facts matter. “Walkable to the Capitol”, “near a Metro station” and “near the convention center” are common requests. An agent can only match them if the hotel states them in plain text.
