Small independent hotel groups and AI agents (UK)
UKUpdated By Akkrev
Groups of three to ten hotels often share one booking engine and website. That can help agents, or confuse them about which hotel they're booking.
Across the UK, small groups of independent hotels are common: a family owning three inns in the Cotswolds, a collection of townhouse hotels in London, a handful of coastal hotels in Cornwall. Many share one website, one booking engine and one reservations team. For AI agents, that set-up can be helpful or confusing, depending on how it’s built.
How group sites usually work
- One brand site, with a page for each hotel.
- One booking engine, often a central reservation system, searching all hotels or one at a time.
- Shared policies, sometimes with local differences.
- One phone number for reservations.
What helps agents
A clear page per hotel. Its own address, facts, rooms and policies.
A booking link per hotel. A link that opens the engine for that hotel, ideally with dates. See deep link.
Distinct room names. “The Snug” at two hotels is confusing. Hotel names next to room names help.
Separate listings on Google and OTAs. Each hotel as its own place. Agents use these to identify each hotel as a separate entity.
What confuses agents
One Book button for the group. The agent opens the engine and has to choose a hotel from a dropdown, sometimes with no indication of location.
Group search results. The engine shows all hotels’ rooms together. An agent asked to book one hotel may pick a room at another.
Shared policies with exceptions. “Dogs welcome at most of our hotels.” Which ones?
Different engines per hotel. After acquisitions, groups sometimes run several engines. Agents need to find the right one for each.
The upside of groups
Groups have advantages: one engine to get right, a team that can manage content properly, and the chance to offer an agent alternatives when one hotel is full. “We’re full at the Mill on Saturday, but our sister hotel ten minutes away has rooms” is the kind of helpful answer agents may pick up if the site supports it.
In the pilot
Our pilot of 28 UK hotels included hotels that belong to small groups. Results depended on the engine and how each hotel’s page linked to it, the same as for single hotels.
What this means for AI recommendations
Small groups have an advantage in AI search: several properties that reference each other build a stronger entity. Consistent naming across the group’s sites and listings helps AI recommend each hotel.
How to check
For each hotel in your group, ask an agent: “Book a double room at [hotel name] for [a date], on the hotel’s own website. Tell me the address of the hotel you booked. Stop before paying.” If it books the wrong hotel, or can’t tell which hotel the engine is showing, you know what to look at. Our free agent check can cover a group.
Questions
Do shared group websites help agents?
They can, if each hotel has its own clear page and booking link. A single booking engine for all hotels can also make search easier.
What confuses agents on group sites?
A group search that lists all hotels together, similar room names across hotels, and one 'Book' button that doesn't say which hotel it books.
Should each hotel have its own Google listing?
Yes. Each hotel is a separate place with its own address, and agents use those listings to tell them apart.
Can an agent book across hotels in a group?
If the group's engine supports multi-property search, an agent can compare hotels within it. Bookings are usually per hotel.
Do agents prefer group sites or single-hotel sites?
Neither as such. They prefer sites where it's clear which hotel they're booking and the path to prices is short.
