Booking engines US independent hotels use, and AI agents
USUpdated By Akkrev
US independents use engines from Cloudbeds and SynXis to ResNexus and ThinkReservations. What changes for AI agents, and why the set-up matters too.
A US independent hotel, inn or B&B usually takes direct bookings through a booking engine from a technology provider. Which one depends on size and type: B&Bs often use systems built for small properties, boutique hotels use cloud platforms, and larger independents may use the same central reservation systems as chains.
Common engines in the US independent market
Our Agent Booking Index has pages on engines used by US independents, including:
- Cloudbeds, widely used by small hotels, hostels and B&Bs, and connected to Meta’s Muse agent. See Cloudbeds.
- SynXis, a central reservation system used by many larger independents and groups. See SynXis.
- ResNexus, popular with B&Bs, inns and campgrounds. See ResNexus.
- ThinkReservations, built for inns and small hotels. See ThinkReservations.
- WebRezPro, a cloud PMS with a built-in engine. See WebRezPro.
- Mews, SiteMinder and Little Hotelier, used in both countries.
- Vacation rental systems such as OwnerRez, Lodgify, Hostaway and Guesty.
We haven’t tested US hotels yet, so these pages describe each engine and what to check, not scores.
What the UK pilot suggests
In our UK pilot of 28 hotels, engines that accepted dates in the web address and showed prices as text did best. Engines that needed an interactive date picker caused more partial results. But hotels on the same engine scored differently, because of how their own websites linked to it. See why your booking engine choice matters less than you think.
We expect the same pattern in the US, and we’ll test it.
US-specific things agents need
Taxes and fees. US room rates often exclude occupancy taxes and may carry resort or destination fees. FTC rules require mandatory fees in the total price for short-term lodging. Agents need to see the full total. See the FTC junk fee rule.
Deposits and holds. Card holds for incidentals are common. See incidental holds and deposits.
Age rules. Minimum check-in ages of 21 or more. See minimum check-in age.
Bed types. Two queens versus one king matters to US travelers. See two queen beds and AI agents.
Questions to ask your provider
- Can guests and agents land on your engine with dates already set?
- Are prices, taxes and fees shown as text, with the full total before payment?
- What bot protection runs on booking and payment pages?
- Do you offer, or plan, connections for AI agents such as an MCP server?
What this means for AI recommendations
AI assistants that search the web pull room and price details from wherever they can read them. If your booking engine hides them, Expedia’s listing becomes the source AI quotes and links. That shapes both what AI says and where the guest goes.
How to check
Ask an agent: “Go to [your website], find the booking page and tell me the total price, including taxes and fees, for one night for two adults on [a date next month].” Note where it slows down. Our free agent check gives you the breakdown.
Questions
Which booking engine is best for AI agents?
We haven't tested US hotels yet. Our UK pilot found that some engines took dates in the web address and went straight to prices, while others needed a date picker. How the hotel links to its engine mattered too.
Do US engines differ from UK ones?
Many are used in both countries. US engines must also show taxes and mandatory fees in line with FTC rules, which affects how prices appear to agents.
Should a hotel switch engines for AI agents?
Not on the strength of agents alone. Check how your current engine and website perform first.
Will Akkrev test US engines?
That's the plan. We'll publish results on the Agent Booking Index as we test them.
